New home construction involves around 30 distinct stages — most buyers aren't aware of half of them until they're already in the process. Here's a clear, honest overview of what happens, and when.

Phase 1 — Finance & Land
Finance Assessment
Your broker assesses your borrowing capacity and issues a Letter of Eligibility (LOE), required before making a formal offer on land.
Consultant Briefing
We discuss location priorities, block size, design options and all key inclusions — so every cost is properly budgeted before you commit to anything.
Pro tip: Always talk to a builder about the land before you sign — footing type and siteworks costs vary significantly by estate and soil conditions.
Land Contract & Deposit
Once you've found the right block, you sign the land contract and pay the deposit. Consider the developer's reputation, siteworks required, soakwell requirements, BAL rating, and any noise or coastal packages.
Phase 2 — Design & Selection
Structural Design Finalised
Window sizes, ceiling heights, wall configurations, garage, alfresco, entry door — all structural decisions locked in here. Changes after this stage cause delays and additional cost.
Welcome & Building Portal Access
You receive a welcome email and access to My Building Hub — showing all standard inclusions and upgrade options, giving you full visibility over your home's specifications.
Interior Design Brief
An interior designer walks you through colour palettes for your elevation, kitchen and interior spaces. You don't need to decide on the day — selection day comes later.
Electrical Planning Meeting
Review light point locations, power point positions, AC zones and any extras: TV conduits, EV charging provision, smart home, security system, 3-phase power, façade lighting and more.
Pro tip: Print the electrical drawings and review them multiple times before the meeting — it's easy to miss things on screen.
Selection Day & Prestart
All finishes, fixtures and upgrades are confirmed with your interior designer. Working drawings are redrawn to reflect every selection. You receive the prestart addenda and variation order — review every line item carefully.
Phase 3 — Approvals
Developer Approval
The land developer reviews your design against estate guidelines — roof type, brickwork, colour selections and architectural features all need to meet the design code.
Building Permit
Local government confirms compliance with R-codes, structural safety and health standards. Once received, materials are procured and construction is scheduled.
Phase 4 — Construction
Slab & Earthworks
Site preparation, levelling and slab pour. Typically reached within 3 months of land settlement.
Frame → Lock-up → Fit-out
Brickwork to plate height, roof installation, plastering, tiling, waterproofing, doors and internal finishes — typically the most involved phase.
Practical Completion & Handover
Final installation of tapware, lighting and appliances, followed by your final inspection and key handover. An ABN 12-month defect warranty period begins from this date.
Pro tip: Ask to visit an under-construction home similar to your design — it helps you truly visualise the scale and quality of the finish before you finalise selections.

How long will it take before I can move in?
This depends primarily on when your land titles. Once land settles, we target slab within 3 months. From slab to handover is typically under 8 months — so from settlement to move-in is usually 11–12 months depending on complexity.
Is the price of my home fixed?
Yes. Celebration Homes offers a 9-month price hold from signing your Preliminary Works Contract — no provisional sums, no surprise variations for rising material or labour costs within that period. This is your protection against construction cost inflation.
Do I need land sorted before speaking to a builder?
Not at all — it's actually better to speak with us first. The block you choose affects your siteworks costs, footing type, design options and compliance requirements. We can help you assess whether a specific block is the right fit before you sign.
Can you help me find land across Perth?
Yes. Through our relationships with Stockland, Parcel Property, Satterley, Peet, Cedar Woods and other developers, I can help you identify and secure land across Perth's key growth corridors — north, south and east of the CBD.
Do you have a finance broker you can recommend?
Yes. We work with experienced brokers who understand construction lending — including how land settlements interact with builder contracts and what's needed for final loan approval. I'll connect you with the right person for your situation.
What warranties do I get after handover?
You receive a 3-month defect period immediately after handover, followed by an additional 9-month defect period as part of the ABN Group commitment — giving you a full 12 months of post-handover cover on workmanship and materials.
What support will I get during prestart and selections?
You'll have a dedicated interior designer for your colour brief and selection day, an electrical consultant for your electrical meeting, and access to My Building Hub. I remain your point of contact throughout the entire process.
Is it really important which builder I choose?
Absolutely. Builder reputation affects quality, timeline reliability, prestart support, warranty response and resale value.
